    Solar Panels & fire

The one problem with the CA-SFM link is that it never really defines what a PV system is. If there are panels mounted top the roof it would seem obvious. But there are shingles that are now PV embedded so that when they are connected the roof looks homogeneous. Would the CA-SFM requirement...

    Occupancies Within An Occupancy?

Thanks, FM! We generally either work through a code modification with the local officials or else install a pre-action system with clean agent (double system). The clean agent activates first, that activation also initiates water entry into the pipe. If the clean agent doesn't do it's job...

    reception area ?

The only thing to add is that if it is a reception space - open with no furnishings - at 7 SF per occupant it gets you: 1500/7 = 214 While this shouldn't change the number of exits, the default size of those doors or sprinkler requirements, it will need to be posted at that higher level. A-2...

    Grate type ramp

Walkers, canes and wheelchairs are a bit bigger than the open the proves problematic to high heels. And, I don't see a lot of wheelchairs on stairs.

    Occupancies Within An Occupancy?

But if you choose that option, the building is not longer "protected throughout with an automatic sprinkler system." It will need a code modification to be legal or else all the sprinkler trade-offs are null and void.

    smoke detector locations

I'm HOPING that's a return register and not supply. If it's supply it definitely will not work right. Also, what's on the other side of the door? A hallway or the stairs to the basement?

    Grate type ramp

Rick, I'd still bank on 1104.4, exception #1 to eliminate the need altogether. Regarding the "work area" question. The reason for that is so that a manager who may be a person who uses a wheelchair, can communicate with the employee. Given the open pit, that is accomplished. Of course, I...

    ICC Survey Regarding Bulletin Boards

haha. No offense taken, TT. It's like speeding though. Drive as fast as you want to. . . . until you get caught. Interestingly, the NFPA came up with similar rules about 10 years ago. I'm not a fan of their final rules - talk about confusing - but they do have a process.

    ICC Survey Regarding Bulletin Boards

They're not "monitoring it. They're just saying what the rules are. That way if someone complains, they can investigate and dismiss the vote if allegations prove warranted. And, if Mr. wine and vents is paying for someone's attendance and vote, both can be expelled from membership or censored...

    ICC Survey Regarding Bulletin Boards

RJJ, I'd love it if every member got to vote. Then maybe I could do that once in my lifetime. On the substantive note, there is discussion about a six month moratorium on voting privileges for all new members. That would eliminate the last minute bought votes. They are also looking at...

    ICC Survey Regarding Bulletin Boards

Whew! What a couple of weeks! I just got to take the survey and posted my comments. One item I mentioned was the fact Ha the "old bulletin board" had a sense of camaraderie that is not present in the new Discussion boards on the ICC site. And, there are two technical things that make using...

    Grate type ramp

I think you got your answer - but. . . . Not sure why the stairs have to be accessible. If it was just to the lower lube area, Section 1103.2.3 covers the employee aspect of it and exception #1 to 1104.4 covers any remaining question. Regardless, the grating seems to be OK.

    Chipotle Mexican Grill

Hi Mark, I don't have anything in writing from the DoJ. If you've been in contact with them you know that as a bunch of lawyers, they don't put anything in writing except when they submit it to a court. Anyway, what you said is right IF there is a different price for the view. Then it is a...

    Chipotle Mexican Grill

The Access Board and DoJ have both said that "view" is not one of the amenities that is critical. "Class of room" is the issue. you cannot have a double queen and no King suite available. The right thing to do would be to split up the rooms this way but technically they could all be on the...

    New ADAAG a Reality

CA work is still subject to the ADA but with the more recent changes to the CA Accessibility Regs there are fewer issues where one will supersede the other. However, CA does not address recreational facilities or judicial facilities so these need special attention from an ADA perspective...

    New ADAAG a Reality

On Friday, without fanfare, the Attorney General Eric Holder signed into law the final regulations of the new ADA. The new ADAAG (also called the ADA-ABA) is expected to be published in the Federal register possibly as early as tomorrow. It will become "effective" in six months from that...

    Handrail Extension?

I just wanted to jump in and echo what Mark has noted from an accessibility standpoint. It is also important to note that the 12 inches plus a tread at the bottom only applied to those stairs to which the ADAAG is applicable. If the two levels are connected by ramps or elevators then the...

Curb ramps redone in Detroit to comply with ADA

If you read through the entire story, the city is obligated to install curb ramps at all intersections - even those in blighted areas with few if any people living in the buildings. The federal settlement is straightforward and requires all intersections to be ramped. The local advocacy group...

No handicapped parking? $6,000, please, demand letters say

James C. Mason is actually one of the good guys. The problem is that the law is written so that the minimum fine is $4000. Now, he could donate his time writing letters to businesses giving them warnings or get paid for his efforts. Somebody has to cover the time he spends writing and sending...

    Table 508.3.3 interpretation

No. The option , as stated in 508.1 allows for a use of any one of the provisions. Here too, the language is much better in the 2009. Currently is says to use the section. The 2009 says that any of the sections may be used. It's a small change in text but clears up the intent. In the 2006...

    Table 508.3.3 interpretation

None. There is no separation required. You need not mess around with the footnotes if the table doesn't require it in the first place. This was an "oh-oh" that was corrected in the 2009 code. Those footnotes are gone.

45 Million Won't Bring Disability Access

Doh! Nevermiind. Now I completely understand! It's NYC. I didn't look at the slides. It IS an existing station being renovated. And, yes, $9 million buys a lot of elevators. (See questions above)
