    Pedestrian Walkway Considerations

Hi All, We are proposing a small pedestrian bridge/walkway (~170 SF) between two buildings connecting the 4th floors of each as our client has space in each building; building owners are separate, but they have both agreed to the bridge in concept. We're using IBC 2021, one building is type...

    Open Stair as Egress

Hi All, We have an office building, B occupancy, under IBC 2018, fully sprinklered, 3 stories, about 30k SF per floor with under 250 occupants per floor. We're providing 2 egress stairs, one that would be enclosed, but were wondering if the other stair could be "open" between the 3 floors...

    Front Approach Clearance at Doors

Hi All, We have a door going into a locker room of an outdoor pool that will always be kept propped open during business hours and closed/locked only when the pool is closed. The owner wants a 4'-0" door here and our hallway is about 4'-2", I'm not sure we can do this with ADA but wasn't clear...

    Egress for unenclosed space/horizontal exit

Correct, there was an existing exterior exit for the lounge where the addition is going up; the wide opening is about 20 ft, with our diagonal dimension for the lounge being 60 ft, we were discussing removing the wing wall if that would help our situation.

    Egress for unenclosed space/horizontal exit

The intention is for the wall to be a fire wall, separate foundations and such. Needed because we're over the allowable SF. We're fine as far as egress width is concerned, mostly unsure of whether or not the existing lounge space (which has 117 occupants and would need 2 exits) can consider the...

Here's an overall We have a 2hr wall because we're over the allowable SF with the addition.

    Egress for unenclosed space/horizontal exit

Hi All, We have a pool addition to a rec center, both buildings A3, sprinklered, and in the image below, our addition is to the right (east) where we have a 2hr separation and are sending about 1/3 of the occupants from the new building into the existing lounge space. Since the lounge space is...

    Glazing in Fire Wall

We have storefront within a fire wall and as I understand it, fire-resistance-rated glazing assemblies can be utilized within a fire wall. That being said, can we use normal glazing and provide a vertical/side acting fire shutter instead, or does the glazing need to be rated regardless?

Separate Fire Areas and Unlimited Areas

We can, but would that also apply to the existing portion of our building where we don't meet that 60 ft requirement?

Separate Fire Areas and Unlimited Areas

Thanks all, this helps greatly. It would seem that we don't meet the 60 ft open requirement based on what 507.2 outline and we'll need a 2 hr (per footnote (a) of 706.4) fire wall between the existing rec center and our new addition.

Separate Fire Areas and Unlimited Areas

That's what we're unsure of, we're good with the first 2 requirements, but the 60 ft surrounding area requirement makes me think of a building in the middle of a lot with nothing around it... I guess we're wondering that if both our building and the adjacent school meet all the other unlimited...

Separate Fire Areas and Unlimited Areas

Do they need to be considered separate buildings to establish separate fire areas? I guess our understanding was that we could create separate fire areas to get around the square footage limit, but if we actually have to construct them as separate buildings (which I suppose they technically...

Separate Fire Areas and Unlimited Areas

Hi All, We have a natatorium addition (A3, IIB, one story, 15,000 SF) to an existing rec center (A3, IIB, one story, 33,000 SF) which would put us over the allowable area, so we've provided a 2 hour separation between existing and new to create separate fire areas, which we're assuming is...
