CBC 420.2 Separation Walls for R-1 Hotel

Hi! I am trying to determine if a 1hr separation will be required between 65 separate single hotel sleeping units that are spaced 18ft apart from each other on a site, in addition to a central clubhouse 30ft away from all sleeping units. Per CBC 508.3.3 exception 2, R-1 sleeping units must be...

California - Hotel - glass shower door size, egress, swing requirements

For a non ADA unit, will a glass shower compartment door need to meet the CBC Ch.10 egress requirements with a 32" minimum width? The CA plumbing code appears to permit 22" min. width, but in a commercial setting I'd assume the 32" min. width will prevail. Also are there any code sections...

Hotel Room Deck and Egress requirements (California Building Code)

Hi All, I'm probably overthinking an easy issue, but thought/tips/reassurance much appreciated! I have a modular hotel unit R-1 occupancy in California with a single egress door (5'-6" wide clear) to an exterior deck (see current layout snippet below). This is a non-ADA/accessible unit (ADA...

Exit Discharge from Interior Exit Stair Remoteness or Separation Distance Requirement?

For a 5 story (not a high rise) Type III Group R-2 Apartment building fully sprinklered per NFPA 13 in sunny California (CBC 2019): Project has two Interior Exit Stairways connected by a 1-hr corridor exceeding the separation requirement of 1007.1.1 (>1/3 building diagonal per exception 2). Due...

Spiral vs Curved vs Winder; "within individual dwelling unit"

Hello all, long time listener first time caller. Posting this in commercial rather than residential because it's multifamily and I wanted answers from a more rigorous perspective. I'm working on a fairly compact proposal for a condominium development subject to California Building Code and I'm...

Tankless water heater in an ADU for T-24

Building new, or converting existing detached garages to accessory dwelling units clients have been asking for tankless water heaters, but it cant seem to pass Title 24 CF1R energy requirements. Anyone been able to have a workaround to meet this code? No gas all electric builds, in California.

    Carriage Units

Does anyone have experience with getting Carriage Units approved, especially in CA or Los Angeles? We are trying to clarify if the footprint has to be EXACTLY the same all the way up (IE a giant cube), or if you are allowed to have the footprint get smaller as you go up. Also, does the no...

Double Line Striping at Accessible Parking Stall

We just had an issue come up for the first time with our CASp, that I'm wondering if any has experience in. LA City requires double striping at all parking stalls (non single family), and the required stall width is measured from the center of the double lines (i.e. you don't need to widen the...

Run items (ducts, conduits, pipes, etc.) in rated stair wall

I know that per 1023.5 of the code, there are no penetrations allowed in an interior exit stairway except for the items listed that serve the stair. Per the exception though, membrane penetrations are allowed on the outside of the enclosure. Are you then allowed to run items inside the wall that...

Allowable Area of Openings On Diagonal Wall

We have a wall that is running diagonal to the property line, and so various points of the wall have different allowable areas. How do you go about calculating the total allowable area of openings for the wall? Would we simply add together the allowable area for each segment? It is worth noting...

Egress Through Fire Wall Used Fir Area Separation

The code allows you to use a fire wall to consider a portion of the building as a separate building for building area calculations. When this is done, are you allowed to have egress through the fire wall to share an exit or does each separate "building" need to have the required 2 exits?

    2013 CBC/IBC for R-3

2013 CBC/IBC for R-3 The way we're reading code in Section 1016 is that the overall Exit Distance is limited to 200 feet. According to Section 1014, the Common Path of Travel is limited to 75 feet. This is in a building with two (2) exits. Are we missing anything? Thanks in advance!
