1103.2.5 Utility buildings.

Occupancies in Group U are exempt from the requirements of this chapter other than the following:

1. In agricultural buildings, access is required to paved work areas and areas open to the general public.

2. Private garages or carports that contain required accessible parking.

I have a "barn" project that may or may not be a U use (designer claims it is)....with a vet work room, blacksmith work room, therapy room for the horses with treadmill and horsey hot tub....are these what is meant by "paved" work areas? Is it anywhere with a hard floor?

Not too comfy on letting them out of accessibility at their bathrooms and showers, breakrooms, etc....Designer has no clue on ADA I am sure...

I am not really sure, never been there....I think they breed racehorses.....They have a race track viewing area....I imagine anyone who wants to buy one or have one trained maybe welcome?

City put in an outdoor wash rack at the junior livestock grounds. We put in a ramp after an inspection from the State of CA. Grant and private funds were used to build the wash rack.

As to your question, my take would be yes, that accessible restrooms, etc. would be required. It is not just the public but also employees that need to be considered. There are also riding programs for the disabled whose needs should be met.

Are there any Grant/public funds going to be used?

Not open to the general public.....

If restrooms are built, just like non accessible second floors, they need to comply.

Not a "Barn" in my book. There are no stalls for housing the animals overnight. I would call it a "B" use and at least require the breakroom, rest room and race track viewing area be accessible. We have some state definitions that would not permit this to be a "U" occupancy soit is an easy call for me.
 
MT...it is attached to a 26 stall barn, 6000ftsq....But the picture would have been too small....I talked to a guy at our State office and he agrees that it might be U but not "agricultural building" by definition.....if that is the case it kicks them out of Appendix C and blows their height and area and exiting and accessibility exemptions all to hell! And makes me the bad guy....

This could be a mixed use facility......."B" & "U".......FWIW,

I agree with **mtlogcabin**, ...the Breakroom, ...Restroom

and Race Track Viewing Area [ IMO ] will need to be

Accessibly designed & compliant.

I am sure you can make it work with frontage area increases. I would not be concerned about accessibility in the actual barn use just the rooms I mentioned. They are more related to a "B" use

302.1 General.

Structures or portions of structures shall be classified with respect to occupancy in one or more of the groups listed below. A room or space that is intended to be occupied at different times for different purposes shall comply with all of the requirements that are applicable to each of the purposes for which the room or space will be occupied

He (the designer) is going to have to try make it fit as mixed use non (or try to seperate it) the U won't work for H&A unless they can use Appendix C IBC...But then he can't have the second story....Unless maybe he can work it as a mezzanine....Holy smoke he has alot of work to do!..... :)
