Can't believe I am going to ask this.
There is an existing tenant space about 100 feet by 200 feet. The building was designed S-2. The previous use was B/S-2 with a 1 hour rated wall between the B and S-2. (technically just an S-2 not mixed use due to sq. ft. area) The B use was about 2000 sq. ft and the S-2 was 18000 sq ft. The B use occupancy was actually an office with workers that interacted with the S-2 area. (feel free to draw up a rectangle for this)
Where would you have located the bathroom? (not my actual question)
As it turns out the bathrooms were located on the S-2 side of the 1 hour rated wall.
That was then and this is now. A new tenant is coming in. Same thing though with use B/S-2. How? I don't know because the B will be for 2 physical therapists who will work on people with injuries. (I believe other tenants are accessing this space now though for the S-2 with a double door which enters into the adjacent unit) But the bathroom is on the other side of the 1 hour rated wall. And they have decided that showers are needed and have put those on the other side of the 1 hour rated wall now. (This increases their Buse past to a point they should probably now be a mixed use.)
Can this existing bathroom and new showers for use by people with limitations be allowed on the S-2 side?
For some reason I want to rate the new wall as well as the ceiling as it is under a mezzanine.
