Bathroom location

Can't believe I am going to ask this.

There is an existing tenant space about 100 feet by 200 feet. The building was designed S-2. The previous use was B/S-2 with a 1 hour rated wall between the B and S-2. (technically just an S-2 not mixed use due to sq. ft. area) The B use was about 2000 sq. ft and the S-2 was 18000 sq ft. The B use occupancy was actually an office with workers that interacted with the S-2 area. (feel free to draw up a rectangle for this)

Where would you have located the bathroom? (not my actual question)

As it turns out the bathrooms were located on the S-2 side of the 1 hour rated wall.

That was then and this is now. A new tenant is coming in. Same thing though with use B/S-2. How? I don't know because the B will be for 2 physical therapists who will work on people with injuries. (I believe other tenants are accessing this space now though for the S-2 with a double door which enters into the adjacent unit) But the bathroom is on the other side of the 1 hour rated wall. And they have decided that showers are needed and have put those on the other side of the 1 hour rated wall now. (This increases their Buse past to a point they should probably now be a mixed use.)

Can this existing bathroom and new showers for use by people with limitations be allowed on the S-2 side?

For some reason I want to rate the new wall as well as the ceiling as it is under a mezzanine.

As "one who interpret code" [ sorry, couldn't resist! :grin: ], I would have cited

Section 2902.4 in the `06 IBC: 2902.4 Required public toilet facilities.

"Customers, patrons and visitors shall be provided with public toilet facilities in

structures and tenant spaces intended for public utilization. The accessible route

to public facilities shall not pass through kitchens, storage rooms, closets or similar

spaces. Employees shall be provided with toilet facilities in all occupancies.

Employee toilet facilities shall be either separate or combined employee and

public toilet facilities."

Now, because the use group is the same, I would cite Section 3409.4 - Toilet and

bathing facilities. "Where toilet rooms are provided, at least one accessible

toilet room complying with :Next('./icod_ibc_2006f2_11_sec009_par002.htm')'>Section 1109.2.1 shall be provided."

QUESTION # 1: Is there a ' single ' bathroom or more than one bathroom?

QUESTION # 2: Will your design allow the public to access the restroom /

bathroom?

Are these two separate businesses now? If so, they each need restrooms. And if each is intended for public utilization, then they each need to have restrroms accessible to the public.

Which side of the 1 hour rated partition?

Please see my response above. The "existing" bathroom can stay where it is

on the S2 side. Only now, you have to provide public access to it / them.

If you are asking about installing fire rated partitions or fire rated barriers, have

you performed the Evaluation as outlined in Section 3410.5?

It does not matter which side the bathrooms are on

2006 IBC [P] 2902.4.1 Location of toilet facilities in occupancies other than covered malls.

In occupancies other than covered malls, the required public and employee toilet facilities shall be located not more than one story above or below the space required to be provided with toilet facilities and the path of travel to such facilities shall not exceed a distance of 500 feet

(152 m).
 
They have access to the bathrooms from the B side. The wall between the B and S-2 side is rated. Once you are in the bathrooms, now on the S-2 side, you can do your business and on the oposite side is another door, in both the female and males bathrooms which then enters directly into the S-2 storage area. That is existing of course. Now instead of using these doors for that, you would be in the shower areas for both male and female and from there you can either enter back into the washrooms or there is ANOTHER door in the shower areas that exits into the S-2 area. Confusing I know. Just keep adding small rooms and more doors into the S-2 area.
 
Lets see if I understand your concern correctly. The "B" occupants while using the bathroom or showers would have to exit through a "S" occupancy and you want to know if this is compliant with 1014.2?

no. My concern is that the bathrooms and showers for the B use are located in the S-2 portion of the building on the other side of the 1 hour rated wall. I don't even understand why it bothers me. But it does. It just seems off for some reason when I look at their plans.
