california - hall width outside existing bathrooms

new restaurant renovation.

keeping existing bathrooms & hallway into bathrooms.

does the existing hallway have to be widen to provide 5'-0" clear outside the bathrooms per california accessibility code?

is their a 20% rule on improving the accessibility on exisiting buildings in CA?

please provide chapter & verse from CA code.

Per CBC Figure 11b•26A-Level Maneuvering Clearance At Doors, All door in alcoves shall comply with the clearances for front approach.

The “hall” or “Space” meets the common definition of an alcove. The same figure shows a 48 inch requirement for front approach.

I, personaly would talk the client in 60 inches clear

If (Line 3) exceeds the current set valuation threshold of $132536.28 then full compliance is required of all accessibility elements

(listed 1 to 5 below).

If (Line 3) is less than the valuation threshold of $132536.28, then 20 percent x (Line 1) = $_____________ is the minimum amount required to be spent for accessibility compliance.

1.1. An accessible entrance;

1.2. An accessible route to the altered area;

1.3. At least one accessible restroom for each sex;

1.4. Accessible telephones;

1.5. Accessible drinking fountains; and

1.6. When possible, additional accessible elements such as parking, storage and alarms.

You also have a problem with the mens room

1115B.3.2 Single-accommodation toilet facilities.

2. Clear floor space at fixtures. Doors shall not swing into the clear floor space required for any fixture. Doors may swing into that portion of maneuvering space which does not overlap the fixture's required clear floor space.

Your door swings into the clear space of the toilet.
