Camp Director Housing - Accessible?

Hey all,

Is the Camp Director House in a summer camp required to comply with A.) ADA? 2.) Fair Housing Act? D.) Anything other than IRC?

How about other residential type structures, such as guest cabins?

IRC only if it serves as his personal residence only.

DWELLING. Any building that contains one or two dwelling units used, intended, or designed to be built, used, rented, leased, let or hired out to be occupied, or that are occupied for living purposes.
 
Is the camp Accessible?

Does he/she have meetings in the Camp Director House?

Are there any disabled staff that need to enter the Camp Director House?

Funding for Camp Director House? Private? Public?
 
Title 1 accommodation may be required.

If campers are received in house then it is/maybe an office (smiling).
 
How would you classify bunk houses in a camp? They are sleeping rooms with bathrooms. Obviously residential in nature, but not technically dwellings since they do not have kitchens, so IRC would not apply. I think they would be R-1, and that would kick in some accessibility standards.

The specific description: kid’s cabins with 6 bunks (bisected 3 on each side of a removable partition) and a bathroom.

Which code?

New or existing?

Not all bunk houses need to be accessible. How Many bunks total?
 
IBC 2012. New structures. I don't know how many. For the sake of discussion, let's say 6.
