Combustible construction in Type II building

Under 603 of the 2006 IBC, it appears that combustible construction is not allowable. How do you adress a factory that decides to build a small room out of 2x4 with OSB covering to store small parts. Room is 12 x 12 and built entirely out of combustioble material. Not to mention the sprinkler they need to extend into the space, what is the best corrective action short of removal? Would you accept any type of wall covering to meet these requirements?
 
Although fire-retardant-treated wood does not meet the criteria in the code as a noncombustible material, section 603 allows the use of such material as a component of noncombustible construction in certain specific locations, such as nonload-bearing interior partitions with a low fire-resistance rating, and roof construction in limited circumstances.
 
Fuss,

Allow, with documentation, code modification to use field applied fire retardant paint to achieve same flamespread as the allowed fire retardant wood.

Drop sprinkler into enclosure.

Room is not much different from a large wood crate on the floor that is permitted.
 
issue a notice of noncompliance for work executed withot permit

ask for a sketch plan and outline spec

Ask for documentation that the products installed comply with the code

site the section that it has to comply with

when they cant somply require removal and replacement with compliant material
 
Based on Type V-N, SPK building classification issued in 1997 and the fact that no changes have been made to the occupancy, I am allowing the wood framed storage room (it was there before, just removed and rebuilt better) with the requirement of sprinkler protection within the room (not there before). It is hard to say they can't have it when 20 feet away is an office area built out of combustible material (this area is sprinklered). Will document the code section from 1997 UBC and building classification established by the state on a design release document.
 
Is that office building adjacent to the primary building on the same property?

If so, can it be considered as contiguous construction (two buildings thought of as one)?

If you answered "yes" to these questions, then have you looked at IBC 507.3 which allows for a Type VB building of unlimited size if surrounded by a 60' public way or yard?

$400 should pay for the sprinkler drop into the office.

Another $200 should pay for doing construction without a permit.
