Many year ago a neighboring building attached a roof to adjacent building. Not sure if any legal agreements were ever prepared. This now creates a common wall to each building. Building now to be torn down due to dilapidation leaving issues with common wall responciblity. The roof needs wall to remain, but owner of the building to be removed does not feel he is responcible for providing wall supports / lateral bracing for adjacent building. Any common wall laws out there that might address this? I am a building official from neighboring county, but have mutual friends on both side of this situation. Owner of building to be removed will deed wall remaining to adjacent property owner, but is then concerned about proper supports. Who becomes responcible at this point? Any direction or comments appreciated.
