We are under the 2015 ICC codes. There is a new trend in our jurisdiction where RV's parks are erecting covers over each individual RV spot where the tenant lives. The covers measure approximately 20' x 35' and open on all sides. Tenants are parking vehicles, building storage sheds and decks under the covers. My first question is what is the occupancy classification is this type of structure, Group S-2 Open Parking Garage or Group U Carport. Next Question is should there be a minimum fire separation distance and/or required firewall separating each RV cover?

Question 1 Group U
Question 2 No separation required if the supporting post are 5 ft or more to the imaginary property line

h. For a building containing only a Group U occupancy private garage or carport, the exterior wall shall not be required to have a fire-resistance rating where the fire separation distance is 5 feet (1523 mm) or greater.

We are in the Unincorporated County, no ordiances to help!

So I take it your county does not fall under::

Sec. 233.061. AUTHORITY TO ADOPT AND ENFORCE FIRE CODE. (a) The commissioners court of a county with a population of over 250,000 or a county adjacent to a county with a population of over 250,000 may adopt a fire code and rules necessary to administer and enforce the fire code.

Yes, we have adopted the 2015 IFC with NCTCOG Fire Code and Building Code amendments. The RV covers are a new issue that hasn't been addressed specifically in our code amendments.

Since no building, zoning, rv park code, I would say no problem.

They might even confine the fire a little, and not let it spread.

I would say on next code adoption see if you can come up with something, if still think it is needed.

I do believe that the state will not let you exclude any building type material.
