Homeowner with no knowledge of building codes, etc. Contacted the local inspector and he advised my county (in Tennessee) follows the international 2018 codes. I have looked up the information and it's indicated TN has not adopted the IBC; however, there are 2 counties - Knox and Davidson Counties that has code information. I don't live in either of those counties. Since there is no specific TN information (besides the counties I mentioned) I'm unclear where I can find code information for building a 3 bay detached garage with storage on my residential lot. I have no idea about size including height limitations, etc. I will greatly appreciate it if someone can direct me (possibly sending web link) where I can obtain the 2018 code information. Also is code information updated annually, etc.

Size and height limitations sound like a zoning code issue rather than building code. Many jurisdictions have their municipal codes, which include zoning, online.

The IBC is updated every 3 years. Many jurisdictions have a time lag in updating which edition they use (Virginia just adopted the 2021 edition a few months ago).

As a statewide adoption, TN has not adopted the 2018 IBC, however many more local AHJ's have adopted codes locally, including Hamblin County. More specifically, they have adopted the 2018 IRC, which is the code applicable to a residential garage. Size and height are not covered by the IRC anymore, that as pointed out, would likely be a function of planning and zoning. I am confused though, if you contacted the inspector why could they not help you answer these questions?

I continued to be told they follow the IBC. I'll try to find out about the zoning laws and may have to go to a different office. Hopefully I will be able to get answers through them.
