Does an existing building that is under 12,000 sq ft require an automatic fire sprinkler system? 24 ft ceiling height. Standard products being stored. No building alterations, just a new tenant. Oklahoma City area

Standard products being stored

Additional information will need to be provided.

903.2.9 If Group S-1 fire area exceeds > 12,000 sq ft. Verify all types of storage in that section tire storage, furniture etc.

See section 311 for types of storage classification: Group S-1 Moderate-hazards or Group S-2 Low-hazard storage

New occupant, same use, code compliant before.........move along. We issue a new C.O. for sales tax collection purposes and documentation.

[A] CHANGE OF OCCUPANCY. Any of the following shall be considered as a change of occupancy where the current International Building Code requires a greater degree of safety, accessibility, structural strength, fire protection, means of egress, ventilation or sanitation than is existing in the current building or structure:
  1. Any change in the occupancy classification of a building or structure.
  2. Any change in the purpose of, or a change in the level of activity within, a building or structure.
  3. A change of use.

Would you be able to use the IEBC if there are no alterations?

For jurisdictions that have adopted it, the IEBC is the starting point for anything pertaining to existing buildings: repairs, alterations, changes of use, and additions. You have to look at the applicable chapters, depending on the parameters of the project.
