I had a question concerning square footage and fire sprinklers

Concerning a warehouse and currently a diagram of the building shows this front room as being about 12,500 ft.² but when I measure The inside walls it comes out to 11,500 and the reason why ask is because at 12,000 or above this room would need to be sprinklered. What I figured you use I can't believe it could be that far off but I actually physically measure the inside of the building and the 12,500 just comes from a drawing that I got when I purchased a building him this is probably what's on record with the building authorities and the government what say you?

First let me welcome you to the board

Sprinklers are required when the "Fire Area" exceeds 12,000 sq ft

A Fire Area is defined as

FIRE AREA. The aggregate floor area enclosed and bounded by fire walls, fire barriers, exterior walls or horizontal assemblies of a building. Areas of the building not provided with surrounding walls shall be included in the fire area if such areas are included within the horizontal projection of the roof or floor next above. [F]

You are correct in measuring the enclosed floor area excluding the exterior walls. 11,500 sq ft fire area will not require sprinklers

There may be other code sections that will trigger fire sprinklers

Yes the inside measures 11 five but if you measure the outside of the walls it is 12,200 feet
