IBC Private Garage

I'm researching whether or not is is allowable to have the garage overhead door as the only door in the single car garage of a 3 unit R-2 structure. It seems OK but I'd love to locate some text to confirm that. Does anyone know of a requirement that I am missing? Any help is much appreciated.
 
Further digging on my part seems to indicate IBC 1008.1.2 exception 1 allows this. (The occupancy is less than 10)

I believe you are correct in the application of IBC 1008.1.2 exception 1

A side hinged pivot door is not required to exit a private garage of less than 10 OL

Is a side hinged door required for accessibility?
