IECC 2009 101.5.2 - Low Energy Buildings

A warehouse building that stores materials only, no work being conducted inside, basically to keep drywall and mud from freezing, would like to use exemption 1, where the peak design rate of energy useage is less than 3.4 Btu/h.ft2,................does this really mean 3.4 btu per cubic foot?

5000 SF warehouse x 14" floor to ceiling = 70,000 Cubic feet

70,000 Cubic feet x 3.4 = 238,000 BTU of heating max,.........is this correct?
 
3.4 BTU/hr/sf for space conditioning does not include the lighting load. IECC C101.5.2.
