Landing at Accessibility Lift

Existing building

Owner is looking to add a vertical chair lift from to provide accessibility to the basement from exterior grade. A 65 sf addition (shown in blue) will enclose the lift.

The proposed exterior door is 30"x70"; I am not sure how they arrived at this size. If the chair lift is not a code compliant means of egress, must the door meet the code minimum size?


Must I provide a landing on each side of the exterior door? The exterior side has ample width and depth.

A 30" x 70" door provides a clear opening width of 27" (approximately). A117.1 and the ADA require 32" clear with the door open 90 degrees, which rquires a 35" door unless the hinges are offset hinges.
