Large storage addition separation

I have a mobile home proposing a 900sf storage/shop addition. The addition will be structurally independent.

It's not a garage, is accessory and on the same lot so I would say per 2009 R302.1 exception #2, no separation is required.

Is this truly the intent of this exception?

Is this assuming new construction with a sprinklered residence and not accounting for additions to existing buildings?
 
i don't have th 09 irc, just the 06 . is the wording differnet. '06 says irc 302.1 (exc#1) says ....... structures exempted from permits are not required to provide wall protection? how many feet away is it? conflagration potential exist? we just had a house fire here, that kicked off an adjoining house, both gone. outside city , in county no inspection required, no wall protection

Yes, that is the intent. No separation under exception #2. Commentary says that it is assumed that a building owner has no control over adjoining property, which is what this section of the code is trying to mandate (protection from neighboring construction).
 
You can put a wood shop in your basement with no seperation.....seperations only exist for garages (apparently cars catch on fire alot) or property line issues in the IRC.....OHHH..and dwelling seperations....
 
It is attached with no separation but self supporting due to the requirement that we do not support additional loads on the wall of the mobile home.
 
You say it is a "storage/shop" What is the shop use"

In our rural area it is not uncommon to have a 2,500 or 3,000 sq ft shop located next to the residence that is used to maintain semi's and logging equipment.

CYA and get in writing what the "shop" will be used for.

ACCESSORY STRUCTURE. A structure not greater than 3,000 square feet (279 m2) in floor area, and not over two stories in height, the use of which is customarily accessory to and incidental to that of the dwelling(s) and which is located on the same lot .
