Multiple Occupancies using 1M & 1F Restroom

In PA using 2009 I-Codes.

Existing space that is being broken into an M, and 2 Bs. The owner wants to use 1 Male and 1 Female restroom for all occupants. How would I determine required number of facilities so that all 3 occupants and the public have sufficient facilities?

Strictest would apply....use B...mixed use unseperated?......or I guess you could break it out by use.....either way I don't think you will make it unless they are very small spaces....quick answer, many other things to look at....hope this gives you a place to start...
 
Plumbing fixture counts must take into consideration both occupancy groups, whether separated or not. To determine fixture counts, you need to know the total occupant loads for each occupancy group. Then, determine the required fixtures for each occupancy group, but don't round up just yet. Once all the decimal fixture counts are determined Total the decimal numbers for each fixture type per sex. Then round up to the nearest whole fixture. These are the required numbers for fixtures.

If it helps any, there is a provision in the 2012 IPC that you might be able to offer as an alternate method that allows for the use of two family assist facilities in lieu of separate facilities if only one for each sex is required.

403.2.1 Family or assisted-use toilet facilities serving as separate facilities. Where a building or tenant space requires a separate toilet facility for each sex and each toilet facility is required to have only one water closet, two family/assisted-use toilet facilities shall be permitted to serve as the required separate facilities. Family or assisteduse toilet facilities shall not be required to be identified for exclusive use by either sex as required by Section 403.4.
