New Construction or Addition

We are going to build a new building for a client. It is going to be separated from an existing structure by 7 feet. It is going to be a storage/office single story with a hip roof. Would this be new construction or an addition? thanks!
 
How can it be an addition if it is separated by 7 ft and not connected?

Thank e hilton. It is a new building adding to the existing property to compliment and function as an office/ storage.

The city we are working in has three options and different requirements for each. 1. New construction 2. additions 3. repairs and remodel.
 
We could all give you answers/opinions, but really the jurisdiction makes that call. I would suggest asking them. In my jurisdiction it would be new construction.
 
Yes, to us it seems it would be new construction, but really can't make a mistake here its a pretty good job trying to limit the mistakes as much as possible
 
As far as the code is concerned does it even matter? under the IEBC additions must comply with the requirements for new construction in the IBC.
 
As others have said, it's new construction under the IBC. However, local zoning codes sometimes define things differently. Be sure to check the zoning code.
 
The IBC specifically allows two structures on the same lot to be considered a single building OR separate buildings (IBC 503.1.2). If the new structure plus the old structure would be within the allowable height, area, and number of stories for the construction type, you could classify them as one building. In that case, the new structure would be considered an addition to the existing building. Any new construction would still have to meet the requirements of the IBC.

Thanks Chris. Documents needed differ for each classification per city requirements. New construction requires a lot more than an addition unfortunately
