I am currently a board member on a high rise that was constructed in 1965. We have 2 bathrooms that are now unisex with one being fully ADA compliant. The building is primarily residential condo's but we have 4 commercial units on the first level that require us to have the bathrooms. We are undergoing a remodel effort and I would like to remove one of the bathroom to make room for a dedicated mailroom.
One of the commercial units has its own bathroom so I am not counting them. The remaining 3 are categorized as Business occupancy. Two law firms and one single station beauty salon.
My question is the table 2902.1 the requirements for Lavatories says 1 per 40. I am thinking this means one bathroom is required for 40 employees. But, when I look up Occupancy code in 1004.5, the occupancy is based on the square footage of the offices. In my case, the three offices have 2,617 sq ft and that section tells you that for the category of Business, you apply a 150 gross load factor.
So, I am not sure what governs here. If I calculate it based on 1004.5, I end up with an occupancy load of 17.44 which is above 15 and would require me to have two bathrooms. If I calculate it based on number of employees, I am way under the 15.
Any ideas on how to approach this.
