Hello, New to the forum, and my code consultant is currently unavailable. I can post a floor plan but I don't see an option to attach.

We are starting a 3 story, 12 unit apartment building, slab on grade here in Minnesota, where we use the 2020 Minn. Bldg. Code. (2018 IBC Amended) We have done a preliminary code review to determine that we will not fall into the residential code, the units will be separated by 1 hour construction both vertical & horizontal.

1.) We are assuming the interior exit stairs, and elevator hoist way will need to be 1 hour construction
2.) Given the attached floor plan, does the level of discharge require a door directly to the exterior?
3.) We are assuming each units' entry door will need to be 20 Minute, with a closure, (spring loaded hinge minimum) and exit corridor will be 1 hour construction

Any feedback confirming our assumptions, or anything additional would be very helpful right now.

Is the level of exit discharge the same as the first (ground) floor elevation, or is the exit discharge a half story above or below the floor elevation of the lowest story?

An "exit" (door, or enclosed exit stairway) must discharge directly to the outdoors unless it discharges through an exit passageway with a fire-resistance rating equal to the rating of the exit stairway.

IBC definitions:

[BE] EXIT DISCHARGE. That portion of a means of
egress system between the termination of an exit and a
public way.
[BE] EXIT DISCHARGE, LEVEL OF. The story at the
point at which an exit terminates and an exit discharge
begins
