R-3 or R-2

Is an individual apartment/dwelling within an apartment building an R-3 within an R-2?

Individual apartments are R-3s and the building containing the apartments is an R-2.

A mixed occupancy.

The IRC is for one and two family buldings not all R-3s

Right?
 
The apartment in an R-2 in an R-2 building. There are a number of exceptions that apply to the inside of an apartment that would not apply to the common space of the R-2 apartment building. Most of the exceptions are what you would find standard within a dwelling unit such as lower guardrail height comes to mind
 
R-2 is a R-2, period. And it should not be looked at under the IRC, One and Two Family Dwellings, and Townhouses as described. If it fits there great, otherwise it will be IBC.......
 
The IRC only applies to detached one and two family dwellings. I believe the IBC applies to 3 or more attached dwellings (R-3s) within R-2 buildings.

From a code application standpoint it makes no difference but I do consider an apartment to be an R-3 tenant in an R-2 building. Nothing in the IRC applies because it is not detached. Make sense?

And Townhouses if they meet the criteria, you could have as many as you want attached, if they meet the requirements of R302.2

Not sure the question

Do you have a code section you are looking at?

I kind of disagree you do not have a R-3 in an R-2 if you follow the definitions of ibc
 
The exception to 101.2 is for detached 1 & 2 family and townhouses only. Apartments are still single family dwellings and I would think that individually they are R-3s. Exceptions for R-3s are mentioned throughout the IBC.
 
If it looks like an apartment it must be an apartment

If it looks like a R-2 it must be a R-2 and nothing else
