reception area ?

Greetings all,

I've got an existing bldg being renovated. Bldg. approx 4,500 sq '. Used as an office for a mobile home park. About 1/3 the footage will be "reception area". I would expect this area to be used as assembly as well making it an A3? How to figure occ load and is it really relevant since fire protection systems don't kick in unless the occ load is over 300 in the worst case scenario as I see it? That said, I'm afraid they may want to pull a fast one and make it an A2 by obtaining a beer license but that's just heresay.

Multi purpose for use as a reception, meeting or lecture with rows of chairs is 7 square feet per person. Dining is 15.
 
Can they change the occupancy w/out your permission? Many ABC's will not issue alcohol liceneses w/out the Cities permission, like a CUP.

Is it a large undivided space? Storage rooms? Interior partions?

Lets see…….@1/3 of 4500 = 1500/15 = 100 (Worse Case)



If using the IBC 03 suppression and alarm not required!

Minimum of (2) exits required and applicable egress/exit hardware!



If using the IBC 06 suppression may be required if your concern regarding alcohol and the A2 is in play being a (worse case) consideration. In probable reality, a logical assumption is that it’s being renovated to a mobile home park reception hall where residents can socialize and have a place to have parties so, and unless there is a signed affidavit from their (the park’s legal council) attesting that food and/or drink will not be consumed, it’s a (but not limited to) A2. We would not classify it an A3 without such a (CYJA) document on file.



Oh yea, two exits and applicable egress/exit hardware also.
 
The only thing to add is that if it is a reception space - open with no furnishings - at 7 SF per occupant it gets you: 1500/7 = 214

While this shouldn't change the number of exits, the default size of those doors or sprinkler requirements, it will need to be posted at that higher level. A-2 or A-3 won't make much difference in the code application here unless it affects the overall design of the facility.
