Replacing FACP And Components

I have an existing bldg. with an obsolete FACP and system.
We are in the early stages of determining compliance with
the IEBC and other fire related Codes & Standards........The
applicable Codes & Standards are: the `18 IEBC and IFC,
...the "most recent", applicable NFPA 72, possibly NFPA 1
and the Unified Facilities Criteria, and possibly the `10 ADA
& A117.1.

The plan \ intent is to remove old components and replace
with newer ones.

If the existing Pull Stations are not mounted at Accessibility
required heights, are we required, by Code, to now mount the
new Pull Stations at Accessibility heights [ i.e. - max. 48" A.F.F. ],
or simply replace the existing ones with newer Pull Stations
[ i.e. - "plug and play" ] ?

Please cite your applicable Code Sections.

Thank you for your input & IFC Sections.

As I understand one of the applicable Codes, they would
need to identify what Level of Alteration they are attempting
comply with in the `18 IEBC [ i.e. - Sect. 503, Level 1
Alteration, which directs compliance with Ch. 7, then to
Section 702.6 ].........That said, it appears as though Section
705.2, Exception # 3 removes any requirement to install
the new Pull Stations at the required 48" A.F.F.

Yours, and others thoughts ?

Level 1 alteration requires an "upgrade" to aCCESSIBILITY , but technically not for "trades only" work.....705.2 MAYBE....

You can always require it and see if they question it.

Or do the ada lawyer thing, You know if the ada lawyers find out you replaced everything and did not adjust the pulls,,, You might see a law suit

I am not at work right now......I do not know about
the "pulling of new wire" or the proposed count
of Pull Stations.........Will have to review the Scope
of Work and get back to ya'll with the answers.

I would push with all the work being done,

install the pulls to code.

Most fire alarm companies want to do that anyway.

In IFC some occupancies do not require pulls, if building has a fire sprinkler system

You have to look in 907 under where required

And check each occupancy, to see if the exception is there


For A:


907.2.1 Group A

A manual fire alarm system that activates the occupant notification system in accordance with Section 907.5 shall be installed in Group A occupancies where the occupant load due to the assembly occupancy is 300 or more. Group A occupancies not separated from one another in accordance with Section 707.3.10 of the International Building Code shall be considered as a single occupancy for the purposes of applying this section. Portions of Group E occupancies occupied for assembly purposes shall be provided with a fire alarm system as required for the Group E occupancy.

Exception: Manual fire alarm boxes are not required where the building is equipped throughout with an automatic sprinkler system installed in accordance with Section 903.3.1.1 and the occupant notification appliances will activate throughout the notification zones upon sprinkler water flow.
