We have a 500,000 sq ft S-1 warehouse. The management is intending to use 350,000 sq ft for their own storage needs. The remaining 150,000 sq ft is being reserved to lease to a unrelated tenant. Does a S-1 warehouse require a separation/firewall and separate meter/electrical supply for the tenants space by code?

No. But if you were to provide two separate electrical supplies to two separate power systems (East side versus West side) then those areas would need to be separated by a two-hour fire-rated partition. Otherwise, one main meter followed by one or more subpanels and no fire separation would be acceptable. The general intent being that if the fire department shows up to deal with an electrical fire on the West side only, there should be a main switch to shut off the power for the West side only. That is my understanding anyway.
