  • Definition and Scope:
    • Sleeping lofts provided in dwelling units or sleeping units must comply with the code as modified by Sections R315.2 through R315.5.
    • Sleeping lofts constructed per this section are considered part of the story below and do not contribute to the number of stories.
  • Exceptions:
    • Sleeping lofts are exempt from Section R315 if they meet any of the following conditions:
      • Depth is less than 3 feet (914 mm).
      • Floor area is less than 35 square feet (3.3 m²).
      • No permanent means of egress is provided.
  • Limitations:
    • Floor area must be less than 70 square feet (6.5 m²).
    • Ceiling height cannot exceed 7 feet (2134 mm) for more than half of the floor area.
  • Ceiling Height and Floor Area:
    • Clear height below the sleeping loft floor must be at least 7 feet (2134 mm).
    • Ceiling height above the finished floor of the sleeping loft must be at least 3 feet (914 mm).
    • Spaces with sloped ceilings under 3 feet (914 mm) do not contribute to the sleeping loft floor area.
  • Egress Requirements:
    • A permanent means of egress must be provided for sleeping lofts, complying with Section R318 and Sections R315.5.1 through R315.5.3.
    • Ceiling height for the entire width of the egress path must be at least 3 feet (914 mm).
    • Stairways providing egress must meet specific width, tread, riser, and landing requirements.
    • Ladders used as egress must have specific rung width, spacing, load capacity, and incline requirements.
