Standpipe in R-1 occupancy _ 2009 IBC

I am doing a Performance Compliance Method - 2009 IEBC, for a Historic home (& former monastery) renovation to a Bed & Breakfast. It is a 3-story building (with attic & basement) & the 3rd floor is within the 30ft height from grade / fire department vehicle access.

2009 IBC 905.3 shows an exception for Group R-3 occupancies . . . but I don't see anything for R-1

Is a standpipe required in R-1 ?
Can someone point me to the code section?

Do not see a requirement for non high rise R-1

2009 might assume it is sprinkled
 
Is the attic a standup? Is it to be occupied?
What is the basement used for?
How many bedrooms on each floor, total?
