Question about Egress and Kitchen Requirements for a Kitchen Equipment Showroom in Dallas

Hi, I’m an interior designer working on a large kitchen equipment showroom in Dallas, and I need some guidance on egress and kitchen-related requirements.

The showroom will feature four display areas with different interior styles, each with actual cooking features and hoods. I’ve attached a sketch of the layout for reference.
  • Do these areas need to be fully enclosed, or could they remain open?
  • There’s a meeting room with 70 seats at the far end of the space. Will the egress route be compliant, considering the space layout?
  • How should I calculate occupancy for this type of space? Should I be treating it as commercial kitchen occupancy due to the cooking equipment, or is there a different approach?
Any help would be appreciated!

Is any cooking actually done in this store? What determines the occupancy classification isn't what's in it, it's how it is used. If it's just a sales showroom, it's a Mercantile occupancy.

However, the meeting room with 70 seats is an Assembly use, so overall you have a mixed use tenancy, M and A. You will them have to decide if wou want the mixed uses to be separated or non-separated.

Per section 1006.2 and Table 1006.2 of the Los Angeles Building Code, the meeting room exceeds to allowable occupant load for a single means of egress. You have two doors out of the room, but the paths of egress travel converge into a single path immediately outside of the meeting room. If the building isn't sprinklered, those two doors may not be far enough apart to be considered remote from one another. And the two exit doors out of the building (at the top of the drawing) don't appear to be sufficiently remote even if the building is sprinklered.

I think cooking will be done in the space to showcase what the equipment is capable of, but with people watching. I guess this will become commercial kitchen then?
