    Shared Lavatories

Thanks, RLGA. I will see if I can make this section work. I am skeptical though, "single user" implies that there is a single person using a at any given time, regardless of sex. A counter with 2 shared lavatories in the hallway would be used by multiple users at the same time of whichever sex.

    No, that should not matter.

    Shared Lavatories

I see that 2018 IBC added section 2902.1.3 Lavatory Distribution. This does not seem to help though. We'll have 2 WCs total. 2902.2 still requires separate facilities for each sex.

    Shared Lavatories

Several bars/restaurants are popping up in town that have separate WC's in enclosed rooms and shared lavatories in the hall between. A client has asked for this in their design. Looking at the 2015 IBC Section 2902.2 Separate Facilities, all plumbing fixtures are required to be separate per...

Restroom Rqmts for Small Restaurant in Colorado

Based on your description, it sounds like this would be a Level 3 alteration under the IEBC (no change of occupancy since it was previously permitted as a yogurt shop). In which case this section could be helpful: 810.1 Minimum fixtures. Where the occupant load of the story is increased by more...

    Occupant distribution to exits

New building. Sprinklered. Corridor rating is not an issue. One of the egress doors at the vestibule needs to swing in so I need to show that it serves less than 50 occupants.

    Occupant distribution to exits

This was my take on it. The exterior door has an 'EXIT' sign, the interior door does not.

    Occupant distribution to exits

IBC 2012 I have a room with 28 occupants, one exit is required. It has two doors, one is an exit directly to the exterior, the other is exit access to an unrated corridor with an exit at either end. Can I show that all 28 occupants in this room will exit through the door directly to the...

    Pizza oven in existing building

Oven is wood fired. No sprinklers at all. Building is a little more than 100 years old.

    Pizza oven in existing building

I am installing a pizza oven (self contained, UL listed) into an existing first floor bar (A-2 occupancy) and am trying to determine if this will trigger the requirements of a Level 2 alteration per the 2015 IEBC. Based on my initial reading, it seems like it will but i wanted to get others'...

    Cultivation Facilities

We discussed this with our attorney and insurance provider. Both agreed that if we are operating in good faith within state law and not involved in any way with the post-occupancy operation of the building or business then we are not violating the law. At the end of the day, the design team is...

    Apartment Bedroom Egress Windows

I've been asked to confirm if a design by others is code compliant and am scratching my head on it. IBC 2015. 4 story apartment building, R-2. 30 units. Sprinklered. 2 exits from each story at either end of a common hallway. Denver, CO. The bedrooms in each of the units do not have...

    What defines a space/room?

Shelves will hold cases of wine No sprinklers Base of the shelf will be bolted to concrete slab. Top of shelf will take some work to brace as structure is about 8' above. Will probably end up bracing to perpendicular walls.

    What defines a space/room?

Type V-B construction. Shelves will be steel.

    What defines a space/room?

I'll have to check on how the shelving units are stabilized. We are good on all of the other items above. Thanks to everyone for your input!!!

    What defines a space/room?

1: Exit signs will be visible 2: Emergency lighting will be installed to coordinate with aisle 3: No 4: No It is fairly heavy duty shelving, based on these comments I am planning to call it out as being fixed to the floor.

    What defines a space/room?

The shelves would only be stocked from the storage side, the side facing the path to the exit/restroom would be solid. Marking the path as "no storage, keep clear..." is doable. Yes to both.

    What defines a space/room?

IBC 2015. A question has come up whether or not we can use high (8'+) shelving to define an egress path past/through a storage room. The owner wants to install shelving with a solid backing (drywall or plywood) to create a hall to access an exit door and restroom. Corridors are not required to...

    Stories without Openings clarification

It is an equal or lesser hazard, depending on the situation. However, that doesn't come into play for the sprinkler. IEBC 1012.2.1 requires compliance with IBC Chapter 9 for change of occupancy.
