Required # of accessible, type A, or type B units (if any)

Thanks guys. Hope everyone is doing well. I've been away from the board for a while, some very interesting events in my life, but should be around more for discussions. Appreciate the insights as always.

Required # of accessible, type A, or type B units (if any)

Hello all.... Working from the 2012 IBC. Client has a 3 unit condominium building. Each unit will be individually owned as a single family residence (Not transient rentals). The configuration is such that they are not "townhouses". One unit on the top floor, two units on the lower floor...

LPG line protection underground? And I found it. NFPA 58 section 58-35(o)

    LPG line protection underground?

We are racking our brains to find a code citation that says buried LPG (or other fuel lines) should be in trenches free or rock or similar items that could damage the line. We all distinctly remember it but can't find it. Help!?!?!

    Patio Cover and footings

BRAVO!!!! I have been trying to make this point to inspection and plan check staff but it gets met with resistance. I have a fundamental problem with requiring engineering when the cost of the engineering either A) Doubles the cost of the project, or B) Exceeds the entire project cost. Fences...

    Site Plan Copyright Infringement

I asked a similar question in the past about submissions. The consensus was that copyright issues are outside the purview of building codes and building regulation. So I countered with the "what if I see stolen tools on a jobsite, is that out of my purview too?" I don't remember exactly but I...

    What do you think?

Washington State has an amendment to the R311 stair provisions that excludes spaces from full compliant stairs when the space being accessed is less than 200 square feet. Our previous BO wrote a policy to address ladders. Feel free to comment, copy, or complain. POLICY: The following policy...

    Not finding the citation

Thanks for the quick answers. That is enough to get me in trouble. :) I don't have NEC on disk so I have to search the book by hand and wasn't finding it. Thanks again. Hope everyone out there is doing well.

    Not finding the citation

Hey there folks, Need a quick favor from someone. I believe there is a requirement for physical protection of wiring. Dealing with standard wiring in a single family residence here. I can not remember the provision and can not find it in the NEC (Washington does not do electrical locally so...

    Lower walls of TOP/BOTTOM Duplex

Thank you to everyone for the thoughtful feedback and discussion.

    Lower walls of TOP/BOTTOM Duplex

Consider them "openings" instead of a "through penetration"? That works. Thanks for the input.

    Lower walls of TOP/BOTTOM Duplex

R302.3.1 Supporting construction. When floor assemblies are required to be fire-resistance rated by Section R302.3, the supporting construction of such assemblies shall have an equal or greater fire-resistance rating. This section leads me to believe that the lower level unit walls need to be...

    Lower walls of TOP/BOTTOM Duplex

Hello everyone. Duplex, one unit above, one below. Non-sprinkled (per Wa. State amendment). 1 hour floor ceiling required. Also required is the support of the 1 hour F/C assembly. In this case, that is the lower walls. Section R302.4.2 exceptions addresses the electrical boxes, so that is...

    overall opinion of IEBC

We have adopted and currently use the IEBC in the State of Washington (as an alternative to Ch 34). I feel that it is the best written code of all the ICODES. JMHO. I would encourage it's use. (an not just for target shooting)

    RV's used as dwellings....

Our zoning ordinance somehow removed some references. We have several that are being used as dwellings. I know it is convoluted. Code enforcement officer is asking for my assistance.

    RV's used as dwellings....

Curious how building or code enforcement folks address situations where an RV is used in a more permanent manner for a dwelling? We have a number of these popping up in our jurisdiction. I realize that RV's can be used for recreational camping purposes but we have situations where people...

    Ibc 1210

Walls around commercial toilets and sinks need non absorbent material. Anyone ever accept epoxy paint as an alternate? I have a request for such but I don't think it would have the desired longevity as a surface mounted hard plastic or similar.

    Pharmacy counter question

Hey everyone. Using ANSI 117.1-2009 Existing drugstore with Rx pharmacy in back. Existing pharmacy has 2 windows with staff in offices behind window. You walk up to the window, the counter is inside the window. About 42" above the floor. You drop off your Rx paper at one window, pick it up...

    16D Nail diameter? IRC 602.3(1)

Hey everyone.... IRC Nailing table 602.3(1) specifies that 16D nails are 3.5" and 0.135" diameter. I have a contractor asking if gun nails that are 16D 0.131" are ok. When I look in the simpson guide, they are basing their fasteners on 16D commons being 0.162" and sinkers being 0.148". For...

    "Flagpoling of vents"

This is found in the UPC Ch9 for venting. It states that "flagpoling of vents is prohibited". I am looking for some inspector/plumber feedback as to what this means. I believe that it means that the vent can not extend further above the roof or eave line than the vertical length below...

    Fence

Western Washington here, very rural. 2012 IRC allows 7' w/o permit. We have ammended Chapter 1 to 8 feet without permit. Low wind zone here, very rural so no zoning issues. We have a ton of deer and 6' doesn't really always keep them out. Council hasn't adopted the 8' exemption yet but I...

    Can anyone help suggest a......

Thanks Paul. I have an inquiry out to CREE for some T8 equivalents. they are getting 100+ lumens per watt, so the wattage would be cut in half for equal or brighter light. I got some CREE bulbs from Home Depot for home, the 65 and 40 w equivalents. Those are amazing. Really dropping in...

Hey everyone. We are doing a small interior remodel of the local building department facility here. Mostly getting rid of the 20 year old stained pink carpet (seriously), and a new counter top, that sort of minor stuff. I have offered to put forth a lighting proposal because our lighting here...

    CBO Legal/Management Study Guide

Good luck with the exam. I passed these last year I believe. One of the recommended books, I don't recall which, was utterly worthless. Being familiar with the cases in Legal Aspects is helpful. If you have no idea, guessing "B" is a good way to go.

    Vapor barrier under slab?

See my reply to Rick. R-10 pink board is the majority of the vapor barrier. In theory if they had a big enough single sheet, with no gaps or seams, it would work. They have individual sheets so the seams become the issue. Tyvek tape is proposed. wondering if anyone has allowed this or...
