Just double checking when it’s acceptable to only have one egress out of a 2nd floor unit (no sprinkler system)?

Thank you.

When you say "one egress" I assume you mean one door out to exterior, yes that would be allowed under the IRC/IBC, don't know about the NYC.

Do the sleeping rooms have egress windows?

Did the code require them when the building was constructed?

Yes an egress door leading to the exterior. And yes the sleeping rooms have windows. Most two-story R-2’s have a front and rear exit, but from time to time that only have the one. Then there are the buildings that were converted from a two-unit into a four-unit by splitting each level into 2. Unfortunately a lot of time this is done without a permit or approval.

In general as long as all people have unimpeded access to the front door.

In general.

NY Building Code Table 1006.3.3(1) allows a single exit if there are no more than 4 dwelling units per story and a maximum travel distance of 125 ft. (from the farthest point inside the dwelling unit to where the stairs discharge). However, it also requires all R occupancies to be sprinklered and have emergency egress and rescue openings.

I'm not sure how the Existing Building Code would treat this; it would depend on the type and extent of alterations.
