unlimited area building and other buildings

So, I have an unlimited area building of B/F use. About 200,000 sq. ft. Fully sprinklered. 60 foot clear around except for a very limited area that is only 40 feet. Now they want to bring in a pre-manufactured "enclosure" that will be 65 feet long by 24 feet wide by 11 feet tall. It houses air compressors. There are four roof top HVAC units on top so it becomes 15 feet tall. There are two doors, one at each end. It is set 18 inches away from the actual principle unlimited area building Shutters along the front side. This "enclosure" to me seems to fit the definition of building or structure according to the IBC. They want to call it "equipment" or an "appliance".

I said to build it as an addition and apply all applicable codes, including sprinklers or move it 40 feet away.

Thoughts?
 
I believe multiple unconnected buildings on the same lot can be classified as one building with regards to height and area, would this not apply here?

I am with this school of thought, but not everyone is.....Connect it with a roof and it is one building if the AHJ has an issue with it.....See how dumb that is...
 
503.1.2 Buildings on same lot.

Two or more buildings on the same lot shall be regulated as separate buildings or shall be considered as portions of one building where the building height, number of stories of each building and the aggregate building area of the buildings are within the limitations specified in Sections 504 and 506. The provisions of this code applicable to the aggregate building shall be applicable to each building.
 
Which code edition?....I believe this was only clarified in 2015....From Tim's post, 504 and 506 do not reference UA buildings until 2015.....

506.1.1 Unlimited area buildings. Unlimited area buildings
shall be designed in accordance with Section 507.

Again, I believe this is a clarification on intent not a change, I just remember having this discussion here previously....
 
If the new 24 foot wide "enclosure" reduces the 60 foot minimum open space then it is not allowed. It will still need a fire suppression system within the enclosure.

I'm on the 2018 code cycle. 506.1.1 references section 507. Unlimited area buildings shall be designed in accordance with section 507.

Anybody have the code commentary for 2018?
 
Its weird. Turns out they didn't need a permit to install this building. I guess, because its already there. I would post a picture but I do not have the ability to insert one on this forum.
