I am looking to see if there are any legal EBC Commentary viewers online. Thank you,
Hello All, I could have sworn there was a portion of the code that mandated a wall-hung sink must be 4" from edge of sink to edge of adjacent wall. I checked ADA, ANSI 117.1, IPC, IRC, and IBC (2018 and 2021 versions). Does anyone else remember this? Thanks!
Probably not going to find an answer but here it is from 2012 with commentary: 2012 footnote b. to table 601: Except in Group F-1, H, M and S-1 occupancies, fire protection of structural members shall not be required, including protection of roof framing and decking where every part of the roof construction is 20 feet or more above any floor immediately below. Fire-retardant-treated wood members shall be allowed to be used for such unprotected members. 2012 commentary Note b applies to...
I am looking into a change of occupancy for an existing 4000sf 2 story log building. Currently is B occupancy, and owner is looking to convert to a Hostel, type R-1. Location is in Oregon and applicable code is OSSC. It is clear that a sprinkler system will need to be installed and that sleeping rooms will need to need to separated from other sleeping rooms and occupancies by 30min fire partitions and horizontal assemblies. The walls are easy enough... the floors are harder to understand...
2018 I codes A 1,932 sq ft existing tenant space in a shopping center wants to put 9 in "skill game" machines in along with a pool table, and corn hole. Also an 8' long bar. Did not say if serving drinks or BYOB or nothing. Skill game machines are legal gambling machines that you can win cash with and are licensed by the state. A2 occupancies includes Casinos (gaming areas) but A3 includes Amusement arcades. I am not sure which occupancy this should fall under. Also, I don't know what the...
I can't figure out how to classify a congregate residence per California Building Code 310. It is a single dwelling unit (mansion-sized, really) with 20 bedrooms for 20+ occupants. The residents have been either homeless or at-risk for homelessness, and the average resident stay is 6 months while they get their life together, so it doesn't meet the CBC 202 definition "transient" which is primarily 30 days or less. The residents pay no rent; this is a not-for-profit ministry, so it's not a...
This is a question for multi-tenant mixed use buildings. The tenancy is usually, Business, Mercantile, Factory 1 or Storage 1 (per IBC) and Business, Mercantile, Storage Low/Ordinary and Industrial General Purpose (per NFPA 101). Each individual tenant is separated by a 2hr wall as standard practice. However, within each tenant space, there is usually Business and either Storage 1 (Storage Low/Ordinary or Factory (Industrial). I would say 85% of our tenants are Business and Storage 1...
Thread 'VB Steel that goes thru 1A Podium'
We have a situation in a IA + VB R-2 building (VB on 3HR podium per IBC 2018 510.2) where a steel column is supporting loads from a beam that is only carrying loads from the type VB construction above. Does the 3HR steel structure protection apply to this column and beam? If so the whole height or only up to the 3HR separation? See a crude sketch below.
Working on proposals for changes to section 410 Stages and one colleague wants to limit it to A1 occupancies. Certainly A3 with "places of religious worship" have stages, but what about A3 community hall? Does presence of a stage make it A? Or an A3 gym or A2 cafeteria with a stage? What would you expect them to be labeled and designed for?
IS there A height limit to this design, Rated ceiling with 2 1/2" Lightweight concrete on top of 1.5" 22 Gauge Galvanized deck (steel barjoist on 4' centers. Plans call for 6 floor and A roof, total height 68' with some eleveator framing extending 12 above roof out of light gauge steel. Milam And Thanks
Morning all, I’m working on a code footprint for a wood stake factory (think wood building layout stakes). Currently calling the 7,500 s.f. building F-1/S-1 non separated non sprinklered type VB (IBC 2018). Calling it VB because of some of the wood infill walls -even though it is a PEMB (pre engineered metal building Type II-B) Question 1 on sprinks 903.2.4.1. “Woodworking operations” says that you have to sprink any area over 2500s.f that generates “finely divided combustible waste”. Is...
This is the definition in Florida. Does it match up with the definition in your state? CHANGE OF OCCUPANCY. Either of the following shall be considered as a change of occupancy where this code requires a greater degree of safety, accessibility, structural strength, fire protection, means of egress, ventilation or sanitation than is existing in the current building or structure: 1.Any change in the occupancy classification of a building or structure. 2.Any change in the purpose of, or a...
Hi all! I have looked for the answer here and in the IBC but I'm coming up empty. I am laying out workstations in a large open room. One end of these cubes will form a 'path' to the exit access doorway. I have always assumed that it needs to be 44" and done it this way (although in this particular case, 36" will do -but I don't use it because it's too tight regardless of what the code says about min. OL) Long story short, I was just told by a colleague that if the end panels are less than...
How do we classify mechanical rooms when they support an open air A-5 occupancy such as a splish splash park, or a padel court for purposes of specifying fire alarm, fire suppression, emergency lighting, signage etc? Group U maybe? S-2? Going with Group U practically exempts these areas from all requirements. Not even emergency lighting.... I have asked a a similar question in an older thread here but the subject was different and the question is not really visible, sorry for repeating...
Working on a project where we have intermediate elevator rail support steel that is inside an elevator shaft wall framed with studs and sheathing. Is it acceptable for elevator guide rail support steel to interrupt a 2-hour rated elevator shaft wall assembly made of metal studs and two layers of gypsum board in a four-story, steel-framed Type 1B building? If the steel is exposed in the shaft, does it need to be fireproofed? My colleague is suggesting intumescent paint is required and I...
I am working on a project for a local Co-op and am seeking guidance or thoughts on the appropriate occupancy classification. Obviously, I can run this by the local AHJ, but thought I'd start here, in this forum. Adopted Codes: 2021 IBC, 2021 IFC Construction Type: IIB Fire Protection: To be Determined according to need. The building in question is a simple (enclosed) PEMB structure with two bays and two sectional overhead doors on both ends, allowing trucks to pull in and drive through...
Hey all, I am working on a 105,000 sf building of type IIB construction. The building had a change of occupancy/use about 6 years ago from Business / Storage 1 to A3 because a large gun range took over 65,000 sf. The previous architect classified it as A3 unlimited at that time. I'm looking over the code for A3 unlimited area buildings, but I don't see any mention of mixed use with A3. At the time the rest of the building remained S1/B. Is this combination of uses actually permitted...
Thread 'Why Tyvek on an unconditioned corridor wall?'
I recently saw this detail for an new apartment project - -it's the wall between the unit and the corridor, so it's one hour rated and also STC 50+ sound rated. The corridors are open near the ends and so it is unconditioned, but these walls are far within the corridor and not directly exposed to rain. Why would there be tyvek on the warm / interior face of stud, underneath the resilient channels? Is it some kind of thermal bridging thing?
Thread 'IBC 1007.1.1 Two exit measurements'
2 part question. This is a generic scenario in the attached sketch. No need to overthink. 1. A meeting room requires 2 exits. It has an adjacent small closet (or office or toilet or whatever) that on its own would require 1 exit access. What is the correct way to measure the 1007.1.1 diagonal: red dashed line or blue dashed line? 2. What is the correct way to measure the distance between exits to comply with 1007.1.1.1.1: Thin green line representing the closest opening edges, thin...
We are proposing a space underneath 5 stories of IIIB residential construction. Due to grades and cost of backfilling, we are proposing to basically create a building on "stilts" but surrounded with walls (a crawl space if you will). The next story up (level 2) will connect to the building at the level. It's rather confusing but look at my previous post to see the layout. Now, we will consider this a story and provide a 3-hr horizontal separation of IA construction. However, we want to...
We have a project for which we have approved the plans, but we can't issue the permit because the engineer (from another state) can't seem to figure out how to complete a statement of special inspections. Last Friday I had a long telephone discussion with the contractor, who is also the applicant, explaining what the issues are. About an hour later, I received a phone call from the owner of named testing laboratory asking why we had rejected them as the special inspections agency. I told him...
Table 602 f. For special requirements for Group S aircraft hangars, see Section 412.3.1. 412.3.1 Exterior walls. Exterior walls located less than 30 feet (9144 mm) from lot lines or a public way shall have a fire-resistance rating not less than 2 hours. City owned airport with no established interior lot lines. Privately owned hangers are allowed to be built on city leased airport property. The leased property is the footprint of the hanger no adjoining property Question New hanger is...
This is a general question. I am looking at a Historic Building project. This is a 100.000 sqft Museum which will undergo Level 3 Alteration and an addition of another 200.000 sqft area. The addition will be a basement of sorts. Which ICC codes would apply? I am thinking IEBC for the existing part and IBC for the addition, but some questions arise. If the IBC requirements for addition lead to a significantly different architectural and aesthetic approach, what do we do? How do we...
In California, are there any requirements to have an electrical room be fire rated in a single-story medical office building? The entire building is occupied by a single tenant. Construction is V-B, Group B occupancy for the whole building. The electrical room is accessed from the exterior and is small compared to the rest of the building (less than 5% of the entire building area). There's a few electrical panels, a transformer (which should meet the exception in CEC 450.21), a switchboard...
Newbie here, trying to muddle my way through the code on my own before I present it to a lead. I have a 99,628 bakery addition which I have assigned an F-1 occupancy to. When I did my occupant load the first time around I used "group h-5 fabrication and manufacturing areas" with 200 sf allowance. Now I'm questioning myself if it meant "group h-5 manufacturing" or just "manufacturing". After a look in here, I think I was wrong and should have used "industrial" with 100 sf allowance. So this...
