    3rd Floor Dwellings?

I'll have to cross reference that with the tax records. Might be about right.....

    3rd Floor Dwellings?

I know this has been discussed before in many different variations, but I can't seem to summon up the precise search terms, and besides, I'm lazy. Was there ever a code that existed (30 - 40 - 50 years ago?) that would have permitted a conversion of a single-family structure or duplex into a...

    I made CBO at last!

Congratulations, BSSTG! With regard to the exam question, I believe answer "D" should be "Not enough information to answer". The question does not indicate who the violator (property owner, contractor) is. Is he/she related to an alderman? Is he/she an alderman him/herself? Did the Building...

Property Maintenance Exam - IRC needed?

I have a new inspector who will be taking the "Property Maintenance and Housing Inspector" exam (64) in the near future. The exam bulletin lists the IRC as one of the required texts. As it's been a while since I've taken this test, I cannot remember in what way the IRC is used? In looking at...

How do others on this site handle inspections on these types of guards?

Had a very similar one here this year. Attachment was a concern. A bigger concern was that the distance between the outer edge of the door threshold and the bottom rail was 8 inches!!! Can you imagine the first inattentive mother on the third floor that leaves the sliding patio door ajar and...

    Trees

I'm not offended by Brudger's reply - it's exactly what I would have anticipated from him. I don't know about the rest of you, but I get that attitude daily from the public, despite my best efforts to project a non-bureaucratic attitude. There's a certain resentment regarding governmental...

    Fly in the ointment

As the focus shifts more and more away from the structural core of the IRC, and more towards the IECC and IGC, I would tend to agree. What we do is of little consequence. Structural stability is no longer a consideration. I firmly believe that unless we drink the 'green' kool-aid, we're...

How does your jurisdiction issue permits?

Separate permits. Licensing for Electrical and Plumbing, but no other trades, which necessitates separate permit issuance.

    Trees

Ban all trees. Someone like me - governmental employee making below the median income for the area - thinks it's cute to plant a cheap maple tree in the yard because it provides good shade. But fast forward 20 years, and I'm still a stupid government schmuck and now the tree's 80 feet tall and...

    Chapter 21 study

NCMA is your best bet,as Paul referenced above. Additionally, follow his link to the map (you have to "click through" one of their regional members to get to the TEK manual), and contact one of those regional manufacturers directly. I'm sure they would be happy to give you direction with...

    Landings at non-means-of-egress door

Sorry - I neglected to say that this is a new building. JBI, I think the accessibility issue is valid. Of course, they haven't left enough space for a properly sloped ramp. This is one of those frustrating things in the code where it can be convincingly argued that a door can be permitted to...

    Landings at non-means-of-egress door

I'm certain this one has been bludgeoned to death on this board and the now-defunct board: The situation is a 'B' occupancy adjacent to a 'U' occupancy within the same building (the U is more or less a private garage / maintenance garage accessory to the 'B'). The garage floor is around 6"...

    LEED Questions

We've had several LEED buildings in our jurisdiction. There are no code-related issues, other than it takes the designer's "eye off of the ball" as it relates to code issues. They're so lathered up over the trucking distance of materials that they could care less about fire resistance...

    Way OT

Fatboy, Took the whole family - sister-in-law and all - ala Family Vacation ("Family Truckster" fully loaded, including roof rack - cue Lindsay Buckingham's 'Holiday Road') - to Panama City last month. The surrounding area's very much 'commercialized', but the beaches - I though - were as nice...

Code enforcement officers might have to wear uniforms in California????

Will we then be able to grocery shop on "company time", too???

"Forgetting" to call for concrete inspections

I like that idea, too! In other words, the engineer will prescribe the testing needed to verify compliance, and he or she will not sign off unless that testing is done.

"Forgetting" to call for concrete inspections

I wish it were that easy, Mule! Heck - we can't even get a rental inspection program, let alone a contractor registration!!

"Forgetting" to call for concrete inspections

Wish I had that lever. No contractor registration / licensing / anything here. Options are limited.

"Forgetting" to call for concrete inspections

"Oh, I just forgot", "I was racing the weather and it slipped my mind" - I could maybe accept that one time, but after that, what do you do to "train" or "re-train" contractors to be sure to: A. Give plenty of notice that work is ready for inspection, and B. Under no circumstances to proceed...

    Fishing??? Is this REAL???

Absolutely true. As several have already mentioned, they're prominent in the Mississippi. They'll jump right into your boat!!

    No header required for cantilever

Must be why they left the blocking out at the cantilever - so when they shut the door, the joists are allowed to rotate to give the door enough clearance at the top??

    Zero lot line duplexes

Only to play devil's advocate: I cannot find a definition of "attached" or "detached" in the code. What is proposed is actually two separate structures on a zero lot line - completely independant of one another, including foundations. Walls are protected in accordance with R302.1.
  23. C

    Zero lot line duplexes

Sprinklers would not be required under the '06 IRC; otherwise, a 2 over 2 configuration under the IBC would require a 13-R system.
  24. C

    Zero lot line duplexes

Would you allow - provided zoning does not prohibit, of course - two "stacked" duplexes to be built side-by-side and connected on a zero lot line (so that it has the appearance of being a four unit apartment building - two units over two units)? I don't see that it's specifically prohibited by...

    Appendix D and Residential Access

We have adopted Appendix D. I am in complete agreement with TJacobs, in that it doesn't make sense to me, but then as I read it, it reads as if - if you meet exception #1, you are exempt. Surely not, given the situation described above???
