Maneuver clearances to 'all' sauna rooms throughout the plan?

Just to be clear, with a having a pocket door or swinging door without a latch/closer, i understand you can remove the part of the maneuver clearance in red, indicated below, not the 'entire' maneuver clearance. Maybe that was the confusion.

Maneuver clearances to 'all' sauna rooms throughout the plan?

Here's a higher resolution floor plan, if interested. https://www.dropbox.com/scl/fi/0me9ztfcgcqj414inmpnr/20240410-Pure-Health-Madison-Layout-Option.pdf?rlkey=qzv0xfabvm4v7peb88e1oxfj8&dl=0 ... @walker.t Thanks. I was under the impression that if the door doesn't have a closer or latch that...

Maneuver clearances to 'all' sauna rooms throughout the plan?

Helping a client with a sauna/cold plunge spa. As you can see from the floor plan, there's individual rooms for the sauna and/or cold plunge. Question: If the doors to all these individual rooms swing, and have latches, do they all need ADA maneuver clearances next to the door? Or do we only...

    Elevator? 2 stories and a basement - A-2's and R-2.

There's https://www.ada.gov/topics/title-iii/ So the question then would be if a tenant is considered a 'public accomodation', can the exceptions per Per 1104.4, be used? Or are they overruled?

    Elevator? 2 stories and a basement - A-2's and R-2.

I know, right? But I can't really find anything that would not allow it, in this scenario.

    Elevator? 2 stories and a basement - A-2's and R-2.

sorry meant 1107.6.2.2.2 Type B Units. Is an R-2. (or R-3, i guess)

    Elevator? 2 stories and a basement - A-2's and R-2.

1104.4 Multistory Buildings and Facilities "At least one accessible route shall connect each accessible story and mezzanine in multilevel buildings and facilities." Is there's only (2) residences, per 1107.6.1.2, the 2nd floor is not considered an 'accessible story', so it's square footage...

    This is an existing condition.

    Elevator? 2 stories and a basement - A-2's and R-2.

Followup question, if there was (3) residences on the 2nd floor, I assume an elevator would be required, correct?

    Elevator? 2 stories and a basement - A-2's and R-2.

Does the following scenario require an elevator to the basement? I assume it does not, under the following logic. Per 1107.6.1.2, since there’s less than 3 dwelling units on the 2nd floor, the 2nd floor is not an accessible story. Per 1104.4, since the basement area is less than 3000sf, it does...

Confusing: "the length of the landing shall not be required to be more than 48 inches"

Exception 2 is confusing to me. I'm really looking for minimum dimensions to the landing, and the wording of exception 2 doesn't really provide that. Anyone have any insights into this? 1012.6.3 Length The landing length shall be 60 inches (1525 mm) minimum. Exceptions: In Group R-2 and R-3...

Using LVP on a floating ceiling above front-of-house serving line.

Our department requires a washable ceiling above where food is prepped or serviced. The floating ceiling, in this case, is above those areas. LVP/LVT is assumed to be a washable surface.

Using LVP on a floating ceiling above front-of-house serving line.

Looking to use LVP/LVT on a curved, floating ceiling above the 'front-of-house' in fast food type restaurant. Kinda like Subway. The building is a Type VB with sprinklers. I would assume using LVP/LVT is allowed, as Type VB allows all types of materials. Would this be a correct...

Can you have unseparated uses nested within overall separated uses?

Can you do something like the following? That is, having unseparated uses nested within overall separated uses? For this example assume unsprinklered Type VB.

    All exits 32" clear?

1010.1 Doors Means of egress doors shall meet the requirements of this section. So we have to assume all these doors (openings, really) are considered Means of egress doors?

    All exits 32" clear?

Thanks. I think this is what I'm looking for.

    All exits 32" clear?

    > Other than the opening that is shown with the arrow and box (clear floor space?), what do the other openings lead to? The answer is somewhat dependent on that. Let's just say this is a room with a room, and then exits outside. Let's say, Section, 1016.2 Egress Through Intervening Spaces, is...

    All exits 32" clear?

Do all the scenarios illustrated below need to maintain the 32" min clear? Let's say the occupant load is 2 people.

If a restaurant is considered a B, as it’s under 50 occupants, can you use B when it applies to the fire alarm (907.2.2) or do you need to use A2?

If a restaurant is considered a B, as it’s under 50 occupants, can you use B when it applies to the fire alarm (907.2.2) or do you need to use A2 (907.2.1)? If A2, can you point me to the blurb that outlines this?

Are A2 kitchens considered 1103.2.2 Employee Work Areas?

With an A2, in a scenario like the following, the areas circled are considered 1103.2.2 Employee Work Areas and are not considered accessible kitchens per 804.2.1. Therefore, the 40" min clearances outlined in 804.2.1 do not apply. Would that be a correct interpretation?

one exit from front-of-house and back-of-house prep kitchens.

Thanks @classicT, but wouldn't these dimensions apply?...

one exit from front-of-house and back-of-house prep kitchens.

Thank You. The common path of travel is 65ft. Yes, the total load of the space is <50.

one exit from front-of-house and back-of-house prep kitchens.

The circled area below is a front-of-house and back-of-house kitchens. Would the one exit, indicated below be sufficient from these spaces? We would like to keep the 2'-6" dimension indicated below. Which is not wide enough, obviously for a 2nd exit, if we need one. As both of these spaces...
