Braced wall panels in a sunroom

I usually go with portal frames and adjust the widow size to make it work.

Discontinuous Gyp. Bd. at shower pan at fire partition

Couple of years ago I designed a hotel with cement backer board over rated gyp board at the bathrooms that had fire partition walls. The contractor framed it without room for both boards. I went to the maker of the backer board and found that they had 1 hour tested assemblies with their board...

Discontinuous Gyp. Bd. at shower pan at fire partition

Since it is a fire partition around a residential unit, can they get all of the rating requirements with gyp board on the side away from the shower? Still might have to add a layer, but the shower would remain intact.

    A or B

The main uses of the building, office, restaurant and guest rooms (B, A2 and R1) are all on the upper levels. On the lower level, the fitness room A3 and the spa is B. The lockers, showers, toilets, dressing rooms and sauna are for people using the spa, the fitness room and the golf course, and...

    A or B

I wanted to get your opinion on the proper use group classification. Golf course clubhouse 2006IBC, VA construction. Mixed use, non-separated. Main level is a restaurant, retail and offices (A2, M, B) Upper level is guest suites (R-1) Lower level is mechanical, locker rooms, showers, sauna...

    Partial Occupancy change

I would expect some plumbing and electrical work would be required. At the least, ventilation needs to change.

    interim exit plan

Have one right now on a medical office renovation. Put a temporary door to the public corridor and made an office into a temporary corridor in the suite.

Access to raised platform Yes or No

Are the board members not employees of the county? Isn't the board meeting the primary function of the space? Would/could the room be used for anything other than board meetings? I would expect access to be required.

Deck Stringer - just hangin out...

I was going to suggest the rail posts extend down and the board attached to them, but I see that it is one of the solutions in the Chesterfield handout.

    Garage Open Air Calculations

I have been required to provide them, but only for the on-site office. Nothing extra for the storage areas. ..... That's not quite true. We did have to provide them for storage areas once, but they waived the separate facilities requirements.

R2 over S2 parking garage in wood frame type VA

Sorry, I missed the below grade. Section 509 is still a problem. Applies to parking under other uses, including and particularly R uses (509.4). Some separation will be required. Doesn't seem to allow VA above without IA and 3 hour separation below. 509.7 still might allow for a 2 hour wood...

R2 over S2 parking garage in wood frame type VA

So, you want to build a 5 story (1 parking, 4 residential) R-2 building, as VA construction? As R2, the height increase for sprinklers only gets you to 4 stories total. You'll need to provide the separation, or drop a story. And reading through section 509, I don't see an exception to some...

    Carbon Armor wall reinforcing

A contractor asked us about using that product on a bowing masonry wall a few months ago and we rejected it for that reason. Instead, we had them brace the wall with 2" steel angles attached to continuous angles at the joists and slab, and treated the problem on the outside by rerouting roof...

    "proper" signage for restrooms

Plumbing code. 2006 IPC 403.5 Also 2006 IBC section 1110 Someone else is using the 2009's so I couldn't check there.

    just a one hour question

I assume that you can't take advantage of 709.3 exception 2 (IBC 2009) to drop the 1 hour rating to 1/2 hour?

vertical reinforcement for residential masonry walls (GEORGIA)

Table 404.1.1(5) in IRC 2006 and table 404.1.2(8) in the 2009 are pretty much the same. A lot of situations still won't require reinforcing.

I've always called that a "cold dark box." Very common around here.

    Small office space

Except for the access to the room, it is not a building code issue. Since the furniture is movable, the office is adaptable and can be made accessible if need be.

    Water Closet Clearances

That requirement is in ANSI A117.1 and the 2010 ADA, but not the original ADA. Since Virginia uses ANSI for accessibility, there's no change for us.

It happened again in the same Tennessee County, Fire Department watchs house burn.

Only if there is a criminal law against it. But I agree that it stinks. The ambulance analogy should apply. The FD still fights the fire. No additional cost to subscribed members, full cost for non-subscribers, with legal judgments and liens against the property for failure to pay.

R2 over S2 parking garage in wood frame type VA

The garage will be type I, so no wood structural members. So your question is if the separation between the garage and residential is considered a roof or a floor? If it is a roof, 603.1.1.1.1.3 might apply, allowing wood., trusses, framing, etc. Even if it is like a roof to the garage, it is...

Two Different Types of Construction Within One Building

That would be my approach, if a public way is available. It was more amusing than frustrating. Both times I got the department head over for a little talk with the reviewer.

Two Different Types of Construction Within One Building

I think the architect doesn't understand how the code works. Unless they have a fire walls or fire separations, it is all one construction type. Being sprinklered (and I assume one story), it will still be IIA, mixed use non-separated. I'd get the architect to fix the code analysis, otherwise...
