    Kerry in Paris

"...we are governed by One Bay Area, which is a project of the United Nations Agenda for the 21st century, inspectors have to enforce political codes like how much water a man can use for a shower, to flush his toilet,...." We have no such restrictions in Ohio, and never will. Aren't the water...

    Charging other Jurisdictions Permit Fees

It is a combination of State Law and local ordinances. Our ordinances, for whatever reason state that permits are free (no cost)to all schools and governments. But we do conduct a plan review and issue permit. But the Ohio Building Code Section 101 Scope specifically exempts "Buildings owned...

    Occupant Load for A5

How do you figure the occupant load for a high school football field? I have separate permits for a concession buildng, a locker room, a ticket booth, a restroom building, home grandstands, and student endzone bleachers. There are also some existing visitor bleachers to remain. Should I do a...

    Minimum Thickness for Frost Wall

I'm curious how you came to this conclusion. Is this a code requirement or rule of thumb?

NYC What do they actually enforce?

How public does the restroom have to be? Code does not say the toilet must be in an obvious location. It may require asking the staff.

    Private vs Public

In my personal experience, a public Building Dept with decent funding and good political support can do wonders for public relations. They can help homeowners with questions about pools, decks, sheds, additions etc. And a privatized Building Dept can be all about the price of the permit and...

L.A. agrees to spend $1.3 billion to fix sidewalks

Why did they "take over" the sidewalks as a "program"? Seems like a huge mistake, highly financially irresponsible.

L.A. agrees to spend $1.3 billion to fix sidewalks

In my jurisdiction (in Ohio), the public sidewalk must be built and maintained by the property owner. Must be different state laws about responsibility.

Egress well for basement not to be "windowless"

The window well is code compliant for an emergency egress window that is required in bedrooms below grade. But this is a different requirement. The intent is that a fireman can shoot a fire hose into the window. The window well might be too tight to manuver with a hose

Is Stair Enclosure Allowed as Access to Elevator?

The project is 10 apartments going into a 3-story 19th century building last used as a hardware store in a small town in Ohio. The other two doors into the stairway are to the two third floor units. The elevator is an existing freight elevator that is not proposed to be used except for moving...

    Domestic clothes dryer ducts

IMC 2009: Does the discharge for the dryer vent need to be 3' or 10' from a property line? IMC 501.2.1. Bath fans clearly need to be 3' from both operable windows and property lines, but does dryer discharge need to be 10'? 10' is impossible to meet in many of my projects (rehabs in zero lot...

Manhattan restaurant featured in 'Seinfeld' discriminates against the disabled

I have the same issue with my office entrance. I have attempted to raise the public sidewalk 6 inches but have been deterred by the Public Works department.

    Unused Fire Door

"no longer in use" could mean anything. Who says a door with furniture in front of it may not be used tomorrow to move some equipment. If the door is only used once a year, is this "no-longer in use"? What if they only need the door when replacing large equipment? I see where you are coming...

    Minimum Door Width - Bedroom

2009 IRC I see no minimum door sizes for bedrooms... or other rooms for that matter. The only door with prescribed dimensions is the one required egress door to the outside (IRC 311.2) Is there anything to stop someone from installing a 24" door to a bedroom? What about a 5' tall door?

    Stickers/Signage on Glazing

It just seems like a good idea to prevent accidents. Maybe there is some requirement in the ADA for people of limited vision?

Do I need an A/C unit for a commercial mercantile space?

Air conditioning is not required, only ventilation and heat. If that was in my jurisdiction it would be allowed. We follow the 2009 IBC, not sure what code NY follows.

Mech Exhaust Required in Residential Kitchens

"I would argue 505 is specific to domestic kitchen exhaust equipment and is more specific than a footnote in a ventilation table" But... footnote b says mechanical ventilation is required in the kitchen. It does not say that the hood must be the ventilation method. In fact it doesn't say...

Mech Exhaust Required in Residential Kitchens

Here are images from Table 403.3 of the 2011 Ohio Mech Code, based on the 2009 IMC. The footnote is b, and Mech exhaust is required. Maybe this is unique to Ohio.
